A:  Every summer we would take a family trip to a different destination resort.  Once we experienced The Greenbrier we quit going to other places.<br />

A:  We simply love The Greenbrier and all it offers.  Becoming a homeowner and a club member simply gave us roots with a deeper connection to The Greenbrier and much greater access to all that it offers.  Being a member enhances our experience tremendously.<br />

A:  It offers more than any other community we ever visited.<br />

The Greenbrier Sporting Club announced today that real estate sales at America’s Resort have seen their best year since 2007. The private residential enclave, located at The Greenbrier, sold nearly $34 million in real estate in 2011, consisting of 20 homes and 21 home sites. This buying streak, witnessed by the Sporting Club, has increased every year since Jim Justice purchased both the resort and the real estate development in 2009. “Despite worldwide turmoil and weak economies, The Greenbrier Sporting Club had a banner sales year. We exceeded our budgeted goal by 36%,” said John Klemish, principal and broker in charge at The Greenbrier Sporting Club. “I am very proud of the entire Greenbrier Sporting Club team and am looking forward to an even better 2012.”<br />
<br/><br />
The vigorous home and land sales are not the only area setting records at the Sporting Club. Home construction has never once halted at the resort. In fact, there are currently six homes nearing completion, with another eight in review by the community’s Architectural Review Board. Many of the homes being built are nestled in the Sporting Club’s unique mountaintop neighborhoods, The Ridges and Summit Village, which afford expansive vistas of the Alleghenies and the Greenbrier Valley. By the end of 2012 the resort will have surpassed 200 homes completed in The Greenbrier Sporting Club community.<br />

“My dream is beginning to come true. I wanted the world to see the magic of the West Virginia mountains and The Greenbrier. It’s happening. Property values are beginning to rise, the excitement of the PGA TOUR FedExCup golf tournament, the concerts, the elegant one-of-a-kind casino, and now the new medical complex have surely generated massive energy. Primarily, our family plays Golf and Squash.  Beyond that, we love to Swim, Bike, Hike and play board games. Given the many other activities at the GSC, we look forward to exploring white water rafting, tubing, fly fishing and even shooting clays.<br />

<strong>Q: How did you first become aware of The Greenbrier and our real estate opportunities?</strong><br />
A:  Originally, I believe we saw an advertisement in a golf magazine, but we have had several friends over the years mention The Greenbrier resort as a wonderful place to vacation.<br />
<br/><br />
<strong>Q: What attracted you to become a member at The Greenbrier Sporting Club (GSC)? What were you looking for in a club?</strong><br />
A:  After our first visit to the resort we truly fell in love with it.  I don&#8217;t know anyone who has stayed at the resort who hasn&#8217;t felt the same. We also spent some time touring the Sporting Club amenities and were impressed with every aspect of the club.  We had spent the last 5 years considering clubs on the east coast and immediately felt &#8220;at home&#8221; at the GSC.  Our kids play squash at a national level so we needed a club that offered world class golf and had squash courts so the kids could practice and play while not at our primary home.  Finally, we were looking for a vacation spot that was driving distance from our home in Baltimore.<br />
<br/><br />
<strong>Q: What do you feel GSC offers that other communities do not?</strong><br />
A: Beyond EVERY activity under the sun, the Sporting Club is in a spectacular setting and has a wonderful sense of community.  The other members have been incredibly welcoming.  It is truly a special place.<br />
<br/><br />
<strong>Q: How often does the East Family visit The Greenbrier and The Greenbrier Sporting Club? </strong><br />
A: The first answer is, &#8220;not enough!&#8221;  Specifically though, in the last year, we were there five or six times.  We have a crazy busy schedule with work, school and our kids&#8217; sports so the club gives us the opportunity to get away from our hectic lives and recharge our batteries.  Eventually, Bob and I plan to retire to GSC and live there, 6 or 7 months a year.<br />
<br/><br />
<strong>Q: What drew you specifically to your homesite purchase in The Snead golf course neighborhood?</strong><br />
A: When we looked originally, there was no doubt we wanted to be on the golf course because we play golf almost every day during the summer. Then we considered homes and lots in several other neighborhoods.  In the end, though, we just couldn&#8217;t see ourselves anywhere but right on the golf course and a short walk, bike ride or golf cart ride to the pool and squash courts.  A home on The Snead is the perfect location for OUR family.<br />
<br/><br />
<strong>Q: What do you and your family enjoy doing while you&#8217;re home at The Sporting Club?</strong><br />
A: Well, we aren&#8217;t home, YET.  We hope to break ground soon, but when we do move in, all the activities we mentioned earlier. We also want to see what the state has to offer outside of The Greenbrier.<br />
<br/><br />
<strong>Q: What legacy do you hope to create with your family at The Greenbrier Sporting Club?</strong><br />
A: As any parent would tell you, one of our jobs is to create great memories for our children.  While we have vacationed at many places, the Greenbrier Sporting Club allows us to give our children and even grandchildren an opportunity to build lifelong friendships, memories of lazy summer days, and holidays with friends and family.<br />

The Greenbrier Sporting Club has had continued success in the 2nd quarter of 2011, racking up 28 real estate transactions totaling over $21 million since the beginning of 2011. In fact, through May, The Sporting Club averaged a real estate purchase every five days. “Not only that,” adds Broker in Charge and Adviser to The Chairman, John Klemish, “but we’ve seen real estate purchased one in every nine days since Jim Justice purchased The Sporting Club. No one in America can make these claims at these price levels, and it’s all a testament to the desirability of living at America’s Resort.”<br />
<br/><br />
Homesites and homes continued to see some parity in volume sold, with lots averaging $361,667 and homes averaging $1,108,480. Since May of 2009, when Justice purchased the development, Klemish and his sales staff have seen 81 purchases, and many of those buyers are end-users. “The days of speculation appear to be over,” notes Klemish, “which bodes well not only for the sustainability of The Sporting Club, but also for the health of the community at large. “I feel we’ve finally found the bottom here at The Greenbrier Sporting Club. After a long decline in the market, the future looks brighter today than it has in the last 5 years.”<br />

There has definitely been no dearth of activity at The Greenbrier Sporting Club here in the first ten weeks of 2011. With 13 properties either closed or under contract since January 1st, we are off to a fantastic start. 5 homes and 7 homesites have been purchased so far in 2011…and the first quarter isn’t even over.<br />

“It has been many years since we’ve felt this kind of enthusiasm towards a second home purchase,” notes John Klemish, Broker-in-Charge at The Greenbrier Sporting Club. &#8220;Since my return to The Greenbrier in July of 2009, we have written up a contract once every 10 days.<br />

“The best properties, as always, sell first and this latest run has been no different. The time is now and the place is The Greenbrier.<br />
<br/><br />
Ned Monell, an agent with Sotheby’s International Realty told the WSJ last month, “The proverbial train has left the station. We haven’t felt energy like this in a long time. Buyers sense that they’ve been on the sidelines long enough.”<br />
